01 / TRAFFIC & ACCESS

Connections,
with context.

Road volumes describe the wider network. They are not visits to the property or vehicles passing its entrance.

Selected road volumes

FDOT 2025 AADT · City 2023 ADT shown separately

A local street address,
connected to the network.

Modeled routes connect Trout River Drive to Main Street, I-95, Springfield and Downtown. Main Street access uses the local street network; the map does not assume a new driveway or direct highway access.

Entrance traffic: not verified.

No reliable count directly at the 451 Trout River entrance was located. Counts below apply only to their named segments and stations. They are never added together.

Count years & local-data gap

FDOT’s latest available release is 2025. Counts can be factored or estimated annual averages rather than a new physical count every year; the raw FDOT flags are preserved in the data download.

The latest City table located was its 2023 report. Its indexed page 11 supplies the W 44th Street figure; the original download currently returns 404. A newer local count and an entrance/turning-movement study remain due-diligence items.

Route and coordinate methodology

The address matches Esri’s PointAddress result at score 100. A Census address match corroborates Jacksonville, Duval County, ZIP 32208 and tract 1.01; its street-interpolated point is about 78 metres away. All circles and project distances consistently use the Esri address point, not a surveyed parcel boundary.

Driving distances use OSRM with OpenStreetMap road geometry. They are modeled routes, not live-traffic guidance or field-verified turn permissions. Geocoded destinations may snap to nearby road access points. Check current closures and actual access before a visit. No drive time is promised.

02 / CURRENT COMMUNITY CONTEXT

Know the community.
Keep the geography honest.

ACS five-year estimates describe 2020–2024. They are the latest available five-year release at the research date, not a 2026 headcount.

Radius population: approximately 49,300 within 3 miles; 163,200 within 5 miles.

2020 Census baseline, calculated by summing blocks whose internal points lie inside the property-centered circles. Boundary-crossing blocks are assigned wholly by point, so these are historical radius estimates, not current population or customer forecasts. Reproduced October 30, 2026. The ACS figures below describe ZCTA 32208 and Duval County separately; they are not radius estimates.

Age mix

What to investigate

Analysis: The ZIP-area estimates show lower household income and a larger 65+ share than the county. A restaurant concept should test price points, repeat local demand, comfort and accessibility. Recreation pricing and participation need direct market work.

What remains unknown

  • Current population, and radius-level households, income, age and employment. The 2020 population baseline above is historical.
  • Reliable local daytime population and workplace employment.
  • Customer spending, restaurant sales, marina utilization and demand by season.
Definitions, uncertainty & Census source

ZCTAs approximate ZIP areas for statistical reporting; they are not postal delivery territories or circular trade areas. The two comparison geographies overlap and must not be added. “Households” means occupied housing units, not all dwellings.

Employment counts residents age 16+, not jobs located nearby or daytime population. Margins of error are 90% ACS margins; county population margin was not supplied in the reproduction. Small differences may not be statistically meaningful. No annual income, age or local employment forecasts are created. ACS pooled estimates and the BEBR point-in-time 2025 estimate use different periods and methods; their totals do not establish a historical growth rate.

03 / FIVE-MILE REDEVELOPMENT MAP

Nearby investment.
Project by project.

Distance is measured to the named address or project reference point. A five-mile radius is not a five-mile drive or a customer catchment.

Study circles

Pearl Square is part of Gateway Jax.

The developer’s July 2026 masterplan is approximately $1B, with 1,250+ residences and 200,000 sq ft retail across the district. N11, N4, N5, N7 and the historic hotel are components, not additional masterplans. We show phases individually and publish no summed unit, floor-area or investment total.

04 / YEAR-BY-YEAR OUTLOOK

A range of futures.
Not a promise.

Published regional projections offer context. The evidence does not support a numerical 1-, 3- or 5-mile resident or household forecast.

Why no local household forecast or project-added resident model?

The available baseline is a county projection, not a property-radius population and household series. Reliable local occupancy, delivery phasing, household size, demolished/replaced homes and the share of moves from within the study area were not established.

Accordingly, no apartments are converted into net new residents, and no project units are added to BEBR’s baseline. This avoids double counting growth already reflected in regional trends. A future local model would require those inputs and explicit net-migration and lease-up assumptions.

Stadium attendance, workers, hotel guests and visitor spending are not residents or households. Household forecasts, future income, age mix and local daytime population are unavailable. No inflation assumption is used to imply real purchasing-power growth.

Published targets and monitoring milestones—not a forecast of property demand. Delivery dates can change.

05 / WHAT THIS COULD MEAN FOR A BUYER

Questions worth
taking to the market.

Analysis follows the evidence, with both potential demand and competing supply in view.

01

Restaurant & gathering

Study local repeat demand, achievable menu prices, parking, visibility and weekday versus weekend use. Downtown residences could support a wider dining market, but Pearl Square and hotel restaurants also compete for the same spending.

02

Waterfront recreation

Assess boat access, usable dock capacity, water depths, seasonality and nearby marina competition. Waterfront hotels and public parks add leisure choices; they do not prove unmet demand for this location.

03

Employment & operations

Construction and new businesses may change labor supply and business activity. Resident employment is not workplace employment; wages, staffing availability and a daytime customer base still need verification.

04

Timing & execution

The 2027 Jaguars home-game relocation and active stadium/riverfront works change the event landscape. Do not assume stadium visitors travel here or translate citywide economic-impact estimates into site sales, value or returns.

Land-use feasibility remains a separate review.

Marina, restaurant and dry-stack ideas elsewhere on this site are conceptual. Neither the surrounding growth evidence nor a rendering establishes approvals, permitted capacity, lease renewal or an entitlement for a specific use.

06 / SOURCES & METHODOLOGY

Follow the evidence.

Source years and uncertainty stay visible. This research is a dated snapshot, not a live monitoring service.

Data gaps to resolve before underwriting
  • Exact 1-, 3- and 5-mile demographics, current workplace jobs and daytime population. A licensed trade-area dataset or a validated Census-block allocation would be needed; no paid source was purchased.
  • Newer City traffic counts, direct entrance volumes, turning movements and field-verified road access.
  • Current certificates of occupancy, occupied units, permits and confirmed dates for unverified project phases.
  • Local household baselines, net new residents, demolitions, relocations and overlap with the published county baseline.
Distance, map and sampling rules

One statute mile = 1,609.344 metres. Distances and rings use the WGS84 ellipsoid (Vincenty direct/inverse calculations); five-mile radius = 8,046.72 metres. Labels round project distances to two decimals. Classifications use the unrounded distances.

Project pins represent geocoded addresses, not all development parcels. The Gateway private pad is approximate; the stadium and Shipyards pins are address/project-area references. The ten mapped projects are a researched selection, not an exhaustive permit inventory. Every listed reference point is inside five miles, so no numerical outside-radius project list is manufactured.

Study circles cross water and physical barriers; they do not represent road travel or a statistically validated business trade area. Driving mileage is sourced separately from route geometry.
